Baxter, Minnesota – The United States Department of Agriculture (USDA) Rural Development division is now opening the application process for very low- and low-income individuals and families who are looking to purchase or repair a home in a rural setting.
Under the Direct Home Loan program, qualified applicants with very low to low income who may not be eligible for conventional financing are offered a pathway to homeownership. The program allows for zero down payment, and recipients may enjoy an interest rate as low as one percent through a subsidy. However, to be eligible, applicants must meet specific income and credit requirements and show that they have the ability to repay the loan. This unique opportunity is particularly beneficial to those residing in rural communities with populations generally not exceeding 35,000.
The maximum loan amount under this program is set at $40,000, offered at a minimal 1% interest rate. The loan term spans over 20 years, making it manageable for low-income individuals and families. The funds can be used for a variety of home improvement needs such as upgrading, modernizing, or undertaking crucial repairs.
In addition to loans, the USDA also provides grants of up to $10,000 to homeowners aged 62 or older. These grants are meant to address and rectify health or safety hazards in the home.
