Due to the financial hardships caused by the COVID-19 pandemic, Georgia Mortgage Assistance (GMA) is available to provide aid to eligible homeowners in Georgia. In response to the pandemic, the U.S. Treasury Department’s Homeowner Assistance Fund (HAF) granted Georgia more than $300 million to support homeowners who have fallen behind on mortgage and other housing-related payments. The GMA program, which is administered by the Georgia Department of Community Affairs (DCA), offers eligible homeowners three types of assistance to help them catch up on their payments.

  1. Mortgage Reinstatement: This program helps eligible homeowners catch up on delinquent mortgage payments. Homeowners who are three or more payments behind or have three or more payments in forbearance can apply for this program.
  2. Principal Curtailment: Homeowners who have suffered a permanent loss of income due to the pandemic can apply for this program. This program aims to reduce the eligible homeowner’s mortgage loan balance.
  3. Housing-Related Expenses: This program provides a one-time payment directly to a vendor to bring or help bring housing expenses current. Eligible expenses include due or delinquent non-escrowed property insurance, and delinquent water, gas, and electric utility bills (only with mortgage assistance).

The GMA program will continue until September 30, 2026, or until the funds are exhausted, whichever comes first. To apply for the program, homeowners can visit the GMA website and watch the GMA Overview Video to learn more about eligibility and other program requirements.
