Black Homeownership in Detroit Rises Due to Downpayment Assistance Efforts

Detroit is currently experiencing a remarkable transformation in its housing market, with a notable increase in homeownership rates, particularly among Black residents. This change is occurring amidst the city’s broader revitalization efforts, with property ownership becoming a central topic of discussion for many Black Detroiters. A key driver of this shift is the Downpayment Assistance Program (DPA), introduced by Mayor Mike Duggan in March 2023. This program has been instrumental in turning the homeownership aspirations of over 300 Detroit residents into reality, and there is growing excitement for the program’s second round in 2024.

Mayor Duggan highlighted the significance of the DPA, stating, “There are a lot of Detroiters who are paying enough in rent to pay a mortgage, but just need some help with the downpayment costs. We created the downpayment assistance program so hundreds of Detroiters can kiss their landlord goodbye and have the security of owning their own home.”

The introduction of the DPA is particularly important in addressing the disparities in homeownership rates in Detroit. According to recent data from the American Community Survey by the U.S. Census Bureau, there is a noticeable gap in homeownership between Black and White residents of Detroit. While 49.7% of Black Detroiters own their homes, this figure is lower compared to 57.9% of White residents. However, a groundbreaking study has identified Detroit as a national leader in the appreciating values of Black-owned homes.
