Aspen/Pitkin County Offers Up to $10,000 for Essential Home Repairs

The Aspen/Pitkin County Housing Authority (APCHA) has opened its 2026 Essential Repair Grant Program with $500,000 available for qualifying homeowners. Grants of up to $10,000 per unit help cover essential repairs for health, safety, and longevity of APCHA homes.

How Much Can You Get?

The program offers up to $10,000 per unit, with your contribution based on your income category:

  • Category 1 (50% AMI or less): You pay 10%, grant pays 90%
  • Category 2 (51-80% AMI): You pay 20%, grant pays 80%
  • Category 3 (81-120% AMI): You pay 30%, grant pays 70%
  • Category 4 (121-180% AMI): You pay 40%, grant pays 60%
  • Category 5 (181-240% AMI): You pay 50%, grant pays 50%

For example, if a repair costs $10,000 and you're in Category 1, you would pay $1,000 and the grant would cover $9,000.

Total Funding Available

The program has $500,000 total:

  • $250,000 from the City of Aspen
  • $250,000 from Pitkin County

Applications are accepted on a rolling basis until all funds are depleted.

What Repairs Qualify?

Past grants have funded:

  • Window repairs and replacements
  • Hot water heater replacements
  • Roofing repairs
  • Insulation improvements
  • Radon mitigation
  • Other essential health and safety repairs

Who Can Apply?

You must be an APCHA homeowner in income categories one through five. APCHA categories are based on Area Median Income (AMI). For a one-person household:

  • Category 1: Less than $48,000 (50% AMI)
  • Category 5: $198,000 to $230,000 (240% AMI)

Program Success

The program is in its third year and has helped many APCHA homeowners:

  • 2024: 46 of 92 applications approved
  • 2025: 84 of 99 applications approved
  • First two years: Around $400,000 distributed

One grant recipient shared: "Without APCHA, we would never have been able to own a home in the town where we have worked for the past 45 years, and this repair grant program is a great boost in keeping our place intact."

How to Apply

Applications are accepted on a rolling basis until the $500,000 is fully allocated. Don't wait—funds are distributed first-come, first-served.
