About USDA Section 504
The USDA Section 504 Home Repair program, officially known as the Single Family Housing Repair Loans & Grants program, helps very-low and low-income rural homeowners repair, improve, or modernize their homes.
The program offers two types of assistance: grants up to $10,000 for very low-income seniors (62+) that never need to be repaid, and low-interest loans (1% APR) up to $40,000 for low-income homeowners of any age. Applicants can receive both a loan and a grant simultaneously, for a combined total of up to $50,000.
The primary purpose is to remove health and safety hazards, make essential repairs, and provide accessibility modifications for disabled household members. The program is administered by USDA Rural Development offices in each state.
Eligibility Requirements
Rural Location
Property must be in a USDA-eligible rural area (generally, towns under 20,000 population)
Income Requirements
For grants: very low-income (under 50% AMI) + age 62+. For loans: low-income (50-80% AMI)
Homeownership
Must own and occupy home as primary residence
Inability to Obtain Credit
Must be unable to obtain affordable credit elsewhere
How to Apply
Find Your Local USDA Office
Contact your state's USDA Rural Development office. Applications must be submitted in person or by mail.
Find Your State OfficeGather Required Documents
Proof of income (tax returns, Social Security statements), proof of ownership, estimates for repairs, and age verification (for grants).
Submit Application
Complete Form RD 410-4 (Uniform Residential Loan Application) and submit with required documentation.
Wait for Approval & Inspection
USDA will review your application, verify eligibility, and inspect your home to determine repair needs.
