If your roof is leaking, your windows are drafty, or your gutters are falling apart, there's a new program that could pay for the fix — for free. The Federal Home Loan Bank of Atlanta (FHLB Atlanta) just launched a home repair grant program called Community Rebuild and Restore, and it offers up to $25,000 in grant money for qualifying homeowners. No repayment. No loan.
What Does the Grant Cover?
This grant is specifically for:
- Roof repairs or replacement
- Window replacements
- Gutter and downspout work
The repairs must fix a real problem that affects your ability to safely live in the home — not something covered by your home insurance.
Who Can Apply?
To qualify, you must:
- Own and live in your home (you must have lived there for at least 30 days)
- Earn less than 80% of your area's median income
- Live in one of the states served by FHLB Atlanta: Alabama, Washington D.C., Florida, Georgia, Maryland, North Carolina, South Carolina, or Virginia
Single-family homes, townhomes, and condominiums all qualify.
What Are the Income Limits?
Each county sets its own limit. For example, in Charleston County, SC, the limit for a single person is $62,160 per year. A family of four would have a higher limit. You can look up your county's exact limit on the FHLB Atlanta website.
How Do You Apply?
You don't apply directly to FHLB Atlanta. Instead, you go through a member bank — a local bank or credit union that participates in the program. Here's how:
- Visit corp.fhlbatl.com/find-member to find a participating bank near you.
- Contact the bank and tell them you're interested in the Community Rebuild and Restore rehabilitation grant.
- The bank will walk you through the application process.
Is There Also Help for Home Buyers?
Yes! FHLB Atlanta also has programs for people buying a home:
- First-time Homebuyer: Up to $17,500 in down payment help (must earn under 80% AMI)
- Community Partners: Up to $20,000 for law enforcement, teachers, firefighters, healthcare workers, veterans, and first responders
- Workforce Housing Plus+: Up to $15,000 for buyers earning between 80–120% AMI — no first-time buyer requirement
