Orange County Offers Down Payment Support for Prospective Homebuyers

Residents of Florida's Orange County have a valuable opportunity to become homeowners through the Down Payment Assistance Program. This program is specifically designed to provide financial aid to income-eligible first-time homebuyers, assisting them in purchasing a new or existing home. The funds are allocated for covering qualified closing costs and the down payment associated with a mortgage transaction.

Extensive Financial Assistance for Homebuyers

The Orange County Down Payment Assistance Program offers qualifying applicants up to $30,000 in assistance, structured as a 10-year deferred loan. This loan is subject to repayment if the home is sold, rented out, or refinanced without Orange County’s prior approval, or if it ceases to be the applicant’s primary residence within the lien period.

Eligibility Criteria for Applicants

To be eligible for this program, applicants must meet several key requirements:

  • They must be first-time homebuyers, defined as individuals who have not owned a home in the last three years.
  • Applicants must be legal residents of the U.S. and have established residency in the Orlando Metropolitan Statistical Area (Orange, Osceola, Seminole, or Lake County) within the last 12 months.
  • The annual household income must fall within the program’s specified limits.
  • A minimum credit score of 640 is required.
  • Applicants are required to contribute the greater of $1,000 or 1.75 percent of the purchase price towards the down payment and closing costs from their own funds.

Property Eligibility and Price Caps

Properties purchased with assistance from this program must be the borrower’s primary residence and should not exceed a maximum purchase price of $200,000. Eligible properties include single-family homes, condominiums, townhouses, and modular homes located in Orange County, but outside the city limits of Orlando. It is important to note that mobile homes are not eligible under this program.

Seller-Funded Down Payment Programs and Agency Assistance

While seller-funded down payment programs were discontinued in the Housing and Economic Recovery Act of 2008, state and local government agencies like Orange County are still authorized to assist borrowers. They do so through second mortgages and grants, with specific requirements related to property location, purchase price, and income limits.

The Down Payment Assistance Program by Orange County represents a significant effort to make homeownership more accessible and affordable, offering a blend of financial assistance and educational resources to empower individuals and families in their pursuit of owning a home.
