The development carries a total investment of approximately $107 million, with $86.9 million in hard construction costs. A core portion of the financing comes from the City of San Antonio's 2022-2027 Affordable Housing Bond Program — the first general obligation bond in Texas history dedicated to housing affordability. Opportunity Home San Antonio is the sponsoring housing authority, with The Annex Group serving as co-developer and Evolve Architects leading design.
Who Qualifies
All 279 apartments will be income-restricted, reserved for households earning between 30% and 70% of the San Antonio area median income (AMI). The unit mix is designed to reach families typically priced out of downtown living:
- 42 units restricted to households at or below 30% AMI
- 31 units restricted to households at 50% AMI
- 67 units restricted to households at 60% AMI
- 139 units restricted to households at 70% AMI
Apartments will include a mix of one-, two-, and three-bedroom floor plans, making the property suitable for individuals, couples, and larger families.

The seven-story building will feature elevated courtyards with a swimming pool, a children's playground, community gathering spaces, and modern in-unit finishes. Residents will have direct access to the VIA Rapid Silver Line bus rapid transit corridor when that project comes online, and walking distance to the Alamodome and the planned sports and entertainment district to the west.

Opportunity Home expects vertical construction to progress over roughly 24 months, with the community anticipated to open in summer 2028.
