St. Charles Is Offering Up to $20,000 for Home Repairs
If you own a home in St. Charles, Illinois, and need major repairs you can't afford, help is available right now. The City of St. Charles launched the Urgent Need Home Rehab Grant Program in partnership with Habitat for Humanity of Northern Fox Valley. Qualifying homeowners can receive grants of up to $20,000 for critical repairs.
Applications are accepted on a first-come, first-served basis, so applying sooner gives you a better shot at the funding.
What Does the Grant Cover?
The grant can pay for a wide range of urgent home repairs and improvements, including:
- Roof repair or replacement
- Window replacement
- Heating system repairs
- Plumbing fixes
- Electrical upgrades
- Accessibility improvements (walk-in showers, ramps, railings, chair lifts)
If you or a family member has mobility challenges, this grant can also fund upgrades that make your home safer and easier to get around in.
Who Qualifies?
To be eligible, you must meet all of the following requirements:
- Earn 60% or below the area median income (AMI)
- Own and live in the home
- Be current on your mortgage, property taxes, and homeowners insurance
- Be able to contribute 5% of the total project cost
For a household of four in the St. Charles area, 60% AMI is roughly $60,000 to $65,000 per year. Even with the 5% contribution requirement, this grant covers the vast majority of eligible repair costs.

Why This Program Exists
St. Charles City Council approved this program on December 1, 2025. It's funded through the city's Housing Trust Fund, which collects fees from developers who choose not to include affordable housing in their projects. The goal is simple: keep families safe in their homes and help homeowners in the community who need it most.
Russell Colby, the City's Director of Community Development, put it this way: "This grant helps make house repairs more affordable, keeping homes safe, and families stable, rooted in the communities they call home."
Other Help Available in St. Charles
If your income is slightly above the 60% AMI threshold, St. Charles also offers the Home Rehab & Accessibility Loan Program. Homeowners at 80% AMI or below can qualify for no-interest loans to cover repairs. This program is administered in partnership with Kane County.
