USDA Offers Up to $50,000 for Rural Homeowners to Fix Dangerous Home Conditions
If you own a home in a rural area and something major breaks — like your roof, furnace, or plumbing — you may be able to get money to fix it without going broke.
The USDA Rural Development Home Repair Program helps low-income rural homeowners fix dangerous or broken things in their homes. The program offers both loans and grants, depending on your situation.
What money is available?
- Loans: You can borrow up to $40,000 to make repairs or improvements. The interest rate is just 1% fixed, and you have 20 years to pay it back. That's very affordable compared to a regular loan from a bank.
- Grants: If you are 62 or older and cannot afford to repay a loan, you may qualify for a free grant of up to $10,000. The grant must be used to remove health and safety hazards or improve accessibility — like adding a wheelchair ramp or walk-in tub.
- Combined help: If you qualify for both, you can get up to $50,000 total ($40,000 loan + $10,000 grant).
Who can apply?
To qualify, you must:
- Own and live in the home you want to repair
- Live in an eligible rural area (you can check your address at rd.usda.gov)
- Have a "very low" household income — generally below 50% of your area's median income
- Be unable to get a regular loan from a bank or other lender
For the grant portion, you must also be 62 or older.
What can the money fix?
Recent examples from Colorado show homeowners using this program to:

Is there a deadline?
This is an ongoing federal program — there is no hard deadline. However, funding is limited each year, so applying sooner is better.
If your home has a broken roof, failing heat, or safety hazards that you can't afford to fix, this program could be a lifeline. It's worth a 10-minute phone call to find out if you qualify.
