The USDA Section 502 Direct Loan program provides affordable homeownership opportunities for low and very low-income rural residents who cannot obtain conventional financing. Key features include 100% financing (no down payment), interest rates as low as 1% with payment assistance subsidy, 33 or 38-year loan terms, and no private mortgage insurance required. Payment assistance reduces effective interest rate and monthly payments, and is adjusted annually based on income. Borrowers don't need established credit history if they can demonstrate 12-month payment history for rent, utilities, and other obligations. Loans can be used to purchase, build, repair, or relocate a home.
