Tax relief is the quietest form of homeowner aid in America — no application fanfare, no lottery, just a line on a bill or a return that saves real money. In 2026, relief comes from two very different places: the federal government, through IRS tax credits claimed once a year on Form 1040, and state and local governments, through property tax exemptions, freezes, and rebates administered by your county assessor or state treasury. Understanding the difference is the first step to stacking them.

On the federal side, the two biggest credits for homeowners are the Residential Clean Energy Credit (Section 25D), which returns 30% of the cost of solar panels, battery storage, geothermal heat pumps, and solar water heaters with no dollar cap, and the Energy Efficient Home Improvement Credit (Section 25C), which returns 30% of qualifying upgrades up to $1,200 per year for insulation, windows, and doors, plus an additional $2,000 annually for heat pumps and heat pump water heaters. Both are nonrefundable, but 25D carries forward unused amounts to future tax years.

State and local property tax relief looks nothing like a federal credit. It reduces your assessed value, caps your tax rate, or mails you a rebate check. Homestead exemptions in Texas shield $100,000 of a home's value from school district taxes; Florida's exemption removes up to $50,000; Georgia and New Jersey each run their own versions. Senior freezes in Illinois, New Jersey, Georgia, and New York's STAR Enhanced program lock in assessed values for qualifying homeowners over 65. A 100%-rated disabled veteran receives a full property tax exemption in Texas, Florida, and more than a dozen other states.

Rebate programs add another layer: Pennsylvania's Property Tax/Rent Rebate pays up to $1,000 to seniors and disabled residents, New Jersey's ANCHOR program sends $1,000 to $1,750 to eligible homeowners, and California offers a Senior Property Tax Deferral that postpones — not forgives — payment until the home is sold.
